Before reporting a repair, refer to Tenant Responsibilities.
When reporting a repair, please give as much detail as you can, including description and location repairs

McGranaghan Estate Agents categorises repairs into 3 categories. Each have a response time to the job:

  1. Emergency - 48 hours
  2. Non-urgent - 7 working days
  3. Routine - 20 working days

Emergency repairs are those which affect your immediate health and safety, or will severely damage the dwelling if they are not dealt with promptly. McGranaghan Estate Agents contractors will try to respond to emergency repairs within a maximum of 48 hours.

Examples of repairs categorised as emergencies are:

  1. Complete breakdown of heating (no heat)
  2. Major structural damage
  3. Complete breakdown of electrical services (no lights or no power)
  4. Leaks from plumbing that cannot be contained (e.g. burst water storage tank)
  5. Smoke detectors not working

Examples of repairs categorised as routine are:

  1. Internal or external doors to be adjusted
  2. Repairs to gutters and downpipes
  3. Repairs to kitchen units

Depending on repair type, the property management department may have to carry out an inspection before the repair is undertaken. If this is necessary, an appointment will be made within 7 working days of your initial correspondence.

Once a repair is reported, McGranaghan Estate Agents will send an acknowledgement to each tenant giving the latest date for completion of repair and the name of the designated contractor.

Access to your home must be mornings or afternoons to allow contractors a responsible and practical time frame to do the work. If our contractor calls to the property during the time period you have given for access but finds no one in, there will be a non-attendance charge.
