Can I manage the property myself?

Even with experience, managing a property can be a full-time job. One you do not need if you already have a full-time job or live overseas.

If you own a rental property, or you are a landlord of several investment homes, we can take that load off your plate with our property management services. Our property management service is so valued by our clients that, in more than eight out of ten properties we manage, both tenants and landlords renew their agreements. And many of our corporate clients will not accommodate their employees any other way.

As a landlord what do I need to take care of?

If you don't choose our property management service as a landlord some of your main responsibilities will include:

  1. Providing tenants with a Statement of Tenancy Terms (if a tenancy started on or after 01 April 2007)

  2. Supplying a rent book and recording rent payments

  3. Provide tenants with an Energy Performance Certificate for your property

  4. Ensuring gas, electricity and furniture safety requirements are met in the dwelling

  5. Maintaining the structure and outside of the property

  6. Tenancy Deposit Scheme

  7. Making sure you are available 24/7 for your tenant

  8. Giving tenants 48 hours notice before accessing the property to carry out repairs, except in case of an emergency

  9. Following the correct legal procedures, will help if you want the tenant to leave the property

  1. The Private Tenancies (Northern Ireland) Order 2006

  2. Houses for Rent must have an Energy Performance Certificate (EPC)

  3. The Rent Book Regulations (Northern Ireland) 2007

  4. The Money Laundry Act 2003

  5. Property Misdescriptions Act 1991

  6. Fire Safety (NI) Regulations 2010
