On 26 June 2017, the Anti Money Laundering Regulations 2017 (AML) came into force in the UK. These regulations supersede the Money Laundering Regulations 2007 and subsequent amendments. As with all Estate Agents, MEA is subject to the Anti-Money Laundering Regulations 2017, which the Inland Revenue regulates. This means we must obtain and retain identification and proof of address for all customers. Where appropriate, the source or destination of funds will also be requested. Without this information, we will be unable to proceed with any work on your behalf. Estate agency work should be read in accordance with section one of the Estate Agents Act 1979. Estate Agents' obligations are to carry out Customer Due Diligence (CDD) on all parties. The company and employees (full & part-time) will comply and hold information on behalf of all relevant legislation bodies, including:

Therefore, in accordance with due diligence as an estate agent, any customer/s (landlords, vendors, tenants or purchasers, etc.) carrying out business transaction/s with our firm requires one document from the list below and one from proof of address.

  • Identification details (for example, your name, date of birth, gender, nationality, national insurance number, business ID number (if applicable);
  • Contact information (for example, your phone number, postal address and email address);
  • Employment and Financial Information (for example, your occupation, salary and bank account details and payment card details);
  • Technical Data (for example, internet protocol (IP) address, your login data, browser type and version, time zone setting and location, browser plug-in types and versions, operating system and platform and other technology on the devices you use to access this website);
  • Profile Data (for example, your username and password, purchases or applications made by you, your interests, preferences, feedback, survey responses and any other offers, saved properties and saved property searches);
  • Usage Data (for example, information about how you use our website, products and services);
  • Marketing and Communications Data (for example, your preferences in receiving marketing from us and our third parties and your communication preferences); and

If you fail to provide your personal data when requested, we may not be able to perform the contract we have or are trying to enter into with you (for example, we may not be able to arrange a sale or purchase of one of our properties if you do not provide us with a contact name or phone number).   • Dated within 6 months, e.g., landline or mobile pay monthly (excluding pay as you go). Must show address for service and/or account number. No general correspondence./span>
  • Utility Bill Dated within 6 months, e.g., gas, electricity, and water. Must show address for service and/or account number. No general correspondence./span>
  • UK, EU, Mortgage statement dated within 12 months. Must show account number. No general correspondence./span>
  • HMRC Tax Notification dated within 6 months. Must state the national insurance number and tax calculation. No general correspondence./span>
  • Home or Motor Insurance Certificate Dated within 12 months. Must state insured address or registered address for vehicle and policy number. No general correspondence./span>
  • UK solicitors' letter confirming house purchase/land registration, dated within 3 months. Must state the full name of the new proprietor and the full property address./span>
  • NHS Medical Card or letter from GP confirming registration, dated within 3 months. Must state the individual's date of birth and NHS number. No general correspondence.

  • Internal record keeping:
    To update and hold active information when purchasing / letting / renting property / land.
  • Internal Voice & CCTV recording:
    Mea uses closed-circuit television (CCTV) cameras or other video equipment to monitor Video recordings. This shall be retained for staff training, safety and security on/in and around McGranaghan Estate Agents.com branches. All (CCTV) is monitored at the branch and the Head Office. The purpose of video recording public areas by security personnel is to deter crime and to assist MEA in protecting the safety of staff and property. Video recording of public areas for security purposes will be conducted in accordance with all existing MEA policies. Video recording of public areas for security purposes at MEA is limited to uses that do not violate the reasonable expectation of privacy as defined by law. CCTV systems that transmit images over the internet for viewing from our remote location (i.e., head office) have a form of access authentication, e.g., a username and secure password. Mea uses a voice-telephony recording system to record calls to our telephone lines. Voice recordings shall be retained for training and monitoring purposes. The system is used to clarify and confirm information shared; to support Quality Monitoring of Contact Centre staff; and to inform Contact Centre staff training. Callers will be informed at the start of their calls that their calls are being recorded. Data recorded by MEA's telephone voice recording system should only be used for the purposes set out above. The data shall be held securely and accessed only by authorised users. Senior members of staff may, within the scope of usage described above, export data from the voice recorder. Exported data shall be stored in secure locations, but shall be deleted within 12 months of capture. The recording of audio shall be retained for staff training, safety and security on/in and around MEA.com branches. It provides an important permanent record of an event, for example, an abusive and irritating customer or an office incident, which can be used for playback in a Court of Law. All our audio recordings are hosted by British Telecom (BT) and have a form of authentication for access, e.g., a username and secure password.   • To Improve Marketing:
    From time to time, we may use your information to contact you for market research purposes. We may contact you by email, phone, fax or mail. We may use the information to customise the website according to your interests. We may use the information to improve our marketing products and services.
